An independent, buyer-paid livability report for the exact neighbourhood you're buying in — 11 dimensions scored 0–10 from public data, every figure labelled for how solid it really is. Here's exactly how it's built, and why you can trust the number.
1. You tell me the area & what matters. You name the neighbourhood (or exact project) and answer a short questionnaire — your work location, family stage, priorities and any absolute deal-breakers.
2. I research from public records. For each dimension I pull real, named public data — HMWSSB and CGWB for water, GHMC/HYDRAA for flooding, TSPCB/CPCB for air, HMDA and Metro DPRs for infrastructure, plus school and hospital directories and on-ground local news.
3. I score 11 dimensions 0–10. Water security, flood & waterlogging, power, air quality, connectivity & future infra, commute, schools, healthcare, social/dining, density & calm, and sunlight & ventilation.
4. I personalize it to you. Scores are re-weighted around your priorities — a family with young kids weights schools and air differently from a single IT professional. Deal-breakers are flagged in red regardless of the overall score.
5. You get the PDF within 24 hours. A designed report with a buyer-implication for every risk, a site-visit checklist ordered by your priorities, and the sources behind each figure.
This is the whole point of Pakka Area. Every single figure is tagged for how solid the data behind it is — so you always know what's hard fact and what's an estimate:
V Verified — a hard public record or project-confirmed fact, traceable to a source.
E Estimated — real data, generalized from city or zone level to your pincode.
J Judgment — my analyst score, or a factor only a site visit can confirm (sunlight, the exact flood line, door-to-door commute).
No portal or builder will ever tell you how confident they are in a claim. I will — in writing, on every line.
Listing portals and brokers are paid by sellers to close the deal, so they have every reason to flatter an area and no reason to warn you about its water, flooding or power problems. You pay me, not the builder. That's the entire moat: I have no incentive to oversell, so I don't. If an area scores badly, the report says so plainly.
Pakka Area runs as an independent analyst service (not a registered company yet) — I'm upfront about that, because the independence is exactly why the report is worth paying for.
Pay securely, answer a few quick questions, and your personalized report lands within 24 hours.
Get my report → ₹999A Pakka Area report is a livability due-diligence aid — an indicative read built from public data and analyst judgment. It is not a project-level engineering audit, and not legal, financial or investment advice. It complements, never replaces, legal title verification, RERA checks and your own site visit. Scores are locality/pincode-level estimates; conditions vary between projects and even blocks. Verify all critical figures before transacting.
Every report is researched and written by Rukesh Dasari, founder of Pakka Area — an independent, buyer-paid neighbourhood due-diligence service. No builder sponsorship, ever. Last reviewed: June 2026.
