Pakka Area is an independent neighbourhood due-diligence service operated by Rukesh Dasari (sole proprietor), based in Hyderabad, Telangana, India. Pakka Area is not a registered company; it operates as an independent analyst service.
Pakka Area provides independent, buyer-paid neighbourhood livability due-diligence for Hyderabad localities — a research report scoring an area across 11 livability dimensions (water, flooding, power, air, connectivity, commute, schools, healthcare, social, density, sunlight). The current price is ₹999 per report, delivered digitally, typically within 24 hours of confirmed payment.
We are paid by buyers, never by builders or sellers, and we accept no builder sponsorship. This independence is central to the service.
Payments are processed securely via a secure third-party payment gateway. Reports are custom-prepared and non-refundable — see our Refund & Cancellation Policy and Delivery Policy.
All content, scoring methodology, and reports are the intellectual property of Pakka Area / Rukesh Dasari. A report is licensed to you for your personal home-buying use; you may not resell, republish or redistribute it without written permission.
You agree not to misuse the site, scrape it at scale, or use it for any unlawful purpose.
We may update these Terms from time to time; the "last updated" date reflects the current version. Continued use means you accept the updated Terms.
These Terms are governed by the laws of India. Any disputes are subject to the exclusive jurisdiction of the courts of Hyderabad, Telangana.
