Why flood & waterlogging varies across Hyderabad

Hyderabad’s flooding is an encroachment story more than a rainfall one. After the October 2020 deluge (80,000+ people evacuated), audits showed the damage tracked building on lake beds (full-tank-level zones) and over storm-water nalas — roughly 28,000 illegal structures sit on 173 nalas, and GHMC manages 185 lakes.

That makes flood risk intensely local. GHMC flags ~300 vulnerable points each monsoon; congested low-lying Old City pockets and FTL-encroached layouts are worst. Two flats on the same road can differ by a metre of elevation, which is what actually decides whether you flood — so a monsoon-season site visit is non-negotiable.

Why does Hyderabad flood so badly?

Mostly because lakes and storm-water nalas have been built over. Audits after the 2020 floods linked waterlogging to FTL-zone construction and ~28,000 encroachments on 173 nalas — so water has nowhere to drain. Rainfall is the trigger, not the root cause.

How do I check if a specific flat floods?

Maps only get you to the locality. Visit during or just after heavy rain, check the plinth vs road level, look at the nearest nala, and ask long-time neighbours. Micro-elevation decides the exact building.

Are new gated communities flood-safe?

Not automatically — several sit on former lake-bed or nala land. Check the project against FTL/buffer maps and how its internal storm drainage connects out, regardless of how new it looks.
